We climb up on every roof to ensure we give you a proposal you can rely on.

  • Many roofing contractors skip this step and will do a quick drive by or will rely on roofing software to provide you with an estimate. They do this because it saves them time and they know that most homeowners won’t climb up on the roof to check out their recommendations.
  • Unless a roofing contractor makes a physical examination of your roof, they will only be guessing and that can lead to nasty surprise price increases once your roof is torn off or once they start the “repair” that suddenly turns into a new roof.
  • This approach to estimating is the major cause of “change orders” that increase the quoted price and leave the homeowner feeling ripped off.

Leaks can be tough to spot because water wants to find the path of least resistance and can travel for a while before finally showing up through your ceiling. You can try to go into your attic or crawlspace with a flashlight the next time it rains and try to trace it, but your most accurate answer will come from having a professional come out to find it and give you a quote.

Even if your roof is leaking, you do not necessarily have to replace it. Leaks can result from flashings that have come loose or a section of the roof system that is damaged. A complete roof system failure, however, generally is irreversible and usually result in improper installation, poor roofing service, choice of materials. If leaks occur constantly on your property, it is possible you’re headed for a complete roofing system replacement.

Over the years we have found that they have the best product and the best customer service. We also have had a good experience with Certainteed as well as Gaf. If you have a preference for a certain shingle manufacturer, we will install it for you.

We understand and appreciate the expense of landscaping. We work with you to protect your property. That is why at the end of a job, you will see one of our crew meticulously using our powerful magnet to pick up any nails that might inadvertently fall onto your lawn or garden at the end of every job.

Ice dam is a ridge of ice that forms at the edge of a roof and prevents melting snow (water) from draining from the roof. The water that backs up behind the dam can leak into a home and cause damage to ceilings, walls and insulation and other areas. It is important to keep heavy snow off of your eaves and cleared out of your ridge vents.

There is no one age fits all answer to this question. Roof lifespans vary greatly based on the type of material used. Asphalt shingles, for example, can last 20-30 years.

If possible, take your furry family members somewhere else. Consider seeing if a friend, neighbor or family member can watch them the day of install. This is a preventative measure for pets who are easily frightened by loud noises such as fireworks or storms. It’s helpful if you have no one to take your pets to try to drown out the noise as much as possible. This might mean turning on a box fan on high or playing soft music in a room.

If one estimate seems much lower than the others and it sounds to good to be true, it probably is. Many contractors below cost bids seem attractive, but these contractors often are under insured or uninsured and perform substandard work. If an estimate is confusing, ask the contractor to break down the estimate into items and terms you can understand.

If you do need to replace your roof, there are a few small steps you can take for a smooth process. First, remove valuable pictures from your walls and shelves. The banging up on your roof can sometimes cause enough vibration to make unsecured items fall. Clear your driveway as much as possible and the areas around your home. It is the law, a business owner with no employees can be workers comp exempt, which may make it possible to acquire a permit and some contractors may use this as proof of insurance, but if you are a roofer with employees you must have workers comp.

Always hire a company locally for a few reasons – you can drive by current jobs in progress, and if you have an issue, it can be addressed quickly. Out of state companies cannot provide the same level of service.

Especially if the roofing contractor also works with subcontractors, you need to know that a project manager will be onsite at all times. First of all, this means someone will always be on hand to answer any questions or concerns you may have about the roofing process. Additionally, this expert will assess
the quality of the work, ensure everything is carried out according to code, and help to keep to the timeline.

If a warranty company or third-party contractor will be performing the repair, we recommend allowing their assigned contractor to conduct the inspection and determine the scope.
